Co-Counsel & Attorney Referrals for Georgia Property Disputes
Attorney Robert Cairns works with Georgia lawyers whose clients face property-related disputes that may fall outside the referring lawyer's practice area, fee model, or litigation capacity.
Attorney Robert Cairns works with Georgia lawyers who have clients facing property-related disputes that may not fit the referring lawyer’s practice area, fee model, or litigation capacity.
Robert considers select contingency and hybrid-fee matters involving trespass, unauthorized tree cutting, timber conversion, real estate fraud, property damage, encroachment, boundary disputes, and related claims.
Some attorneys simply want a trusted place to send a client. Others may wish to remain involved as co-counsel where appropriate. Robert is open to discussing either approach. Through either approach, Robert’s goal is to make the referral process straightforward, professional, and respectful of the attorney-client relationship that already exists.
Any referral, co-counsel, or fee-sharing arrangement must comply with the Georgia Rules of Professional Conduct, include any required client disclosure and consent, and be reasonable under the circumstances.

When to Contact Robert
If you have a client with a potentially valuable Georgia property claim but the matter is outside your usual practice, difficult to handle on an hourly basis, or not a fit for your current caseload, Attorney Robert Cairns would be happy to consult.
Common referral and co-counsel situations include matters involving:
- Unauthorized tree cutting
- Timber conversion
- Trespass to real property
- Encroachments
- Damage to land or landscaping
- Real estate fraud
- Realtor misconduct or misrepresentation
- Failure to disclose property defects
- Seller misrepresentation
- Neighbor disputes involving property damage
- Contractor or developer property damage
- Construction-related property damage
Many of these cases require careful damages analysis, investigation, expert input, and practical judgment about whether litigation is worth pursuing. Robert evaluates each matter individually based on the facts, evidence, damages, collectability, and the client’s goals.
Not every case is a fit. Robert’s review focuses on the strength of the evidence, the amount and type of damages, available defendants, insurance or collectability issues, and the practical costs of pursuing the claim.
Flexible Referral & Co-Counsel Options for Contingency Property Claims
Robert is open to discussing direct referrals, co-counsel arrangements, limited-scope collaboration, and fee-sharing arrangements where permitted by applicable ethics rules. Each matter is reviewed based on the facts, evidence, damages, collectability, litigation costs, and the client’s goals.
